General Standards:

House Size
3,000 square feet. Larger homes are offered at additional cost.

Two (2) Car Garages
All garage doors come with two automatic remote control operators per home.

Two full baths, one half bath.

Laundry room
Laundry connection and ceramic tile floors.

Ceiling Heights
The home’s will be built with the following ceiling heights:
Basement 8’
First Level 9’
Second Level  8’

All windows and doors will be Anderson 400 Series.

Front door
Therma-Tru front doors are the standard. We offer a $2,000 allowance for the front door.

30 year Timberline Roofs.

Security Alarm Systems
The home will come with a security alarm system as long as homeowners signs on with company for 1 year. All lower level windows and doors will be protected.

Home Owners Warranty
At the closing of title, seller will provide buyer with a Home Owners Warranty in compliance with the requirements of the New Jersey Home Warranty and Builders Registration act.

Interior Standards:

Flooring - Oak flooring is our standard for the living room, dining room, family room, and throughout the hallways, bedrooms, and adjoining closets on the second floor. Bedroom carpeting in lieu of hardwood is also an available option if the homeowner chooses. 

Stairwells - The home comes with one stairwell to the second floor, one to the basement, and one to the garage. Basement and garage stairwells to be all pine. Main stairwell in the home to have oak risers and threads. Oak rails and balusters at the main entrance stairwell.

Cabinets, Vanities & Tops - The kitchen is offered with a $25,000 cabinet, vanity, and countertop top allowance. Granite counter tops are offered as standard in the kitchen and cultured marble tops are offered as standard in the bathrooms.

Appliances - The kitchen comes with a $8,000 appliance allowance.

Ceramic Tile - Ceramic tile is included at the following locations:

Powder Room (Floor Only)
Pantry (Floor Only)
Front Entrance Foyer
Kitchen Floor and Backsplash
Laundry Room Floor
Main Bath (Tub Enclosure area and floor only)
Master Bath (Shower area walls and floor, platform tub top and face, and floor)

Fireplace - The home comes with a wood burning or gas fireplace. The fireplace includes a wood mantel surround and granite or marble facing and hearth.

Light Fixture Allowance - The home comes with a $2,500 fixture allowance. The builder offers to credit homeowner supplied light fixtures and we will install them for you.

HVAC - Homes come standard with 2 zones of forced air heating and cooling. Hot water baseboard and radiant heat are offered at additional cost.

Telephone and Cable TV - The home will be wired for Cable TV and telephone. 6 cable TV jacks and 6 phone jack locations are standard. Internet wiring will be offered at additional cost.

Painting and Decorating - All interior walls offered in white egg shell and semi gloss on all trim. No allowance for any wall covering. Additional colors may be selected at additional costs.

Interior Trim - All doors will be solid core 6’8” raised panel (columnist) doors. All window and door trim will be colonial 3-1/2” trim with matching 6” colonial wood base. We also include crown molding in the entrance foyer.

Sumps Pumps - Are included as standard in 1 location.

Closets - All closets will have standard shelf and pole.

Mirrors - Mirrors will be installed 42” high over bathroom vanities.

Bathroom Accessories - All bathrooms will come with standard soap dish, toilet paper holder, and towel rack.

Window Treatment - There is no allowance for any window treatment.

Basements - There is no allowance for finished basements. The stairwell to the basement will be sheet rocked.

Electrical - All home's come standard with a 200 amp electrical service.

Exterior Standards:

Driveway & Walks - All homes to be built with paver driveways and paver walks to the front door of the home. Up to 800 square foot is allowed for driveways and up to 200 square feet allowed for front walks. 

Gutters and Liters - Liter drains to be connect to the street or the storm water management system. Gutter topper system will be offered at additional cost.

Stucco, Cultured Stone, Hardie Plank, and Vinyl Siding - The homes will have Stucco and Cultured stone on the front elevation and vinyl siding on the two sides and rear elevation. Other options are available if desired. 

Landscape - The builder provides no allowance for landscaping. All areas affected by construction will be top dressed with top soil, seeded, and hayed. Landscape and lawn sprinkling packages offered at additional cost.

Decks, Terraces, and Rear Walks - The builder provides no allowance for these items.
